Project Description
Alternative Solution - The following outlines the proposed alternative solution for the applicable building code requirements, relative to fire protection and life safety, as they relate to the Lawrence Heights Community Recreation Centre and Childcare Centre (Project), located in North York, Ontario. Specifically, the purpose of this alternative solution is to construct combustible exposed mass timber floor and roof assemblies consisting of cross-laminated timber (CLT) panels and supporting glulam columns. It is noted that the glulam columns located within the double-height portion of the natatorium will also provide structural support of the noncombustible floor assembly located above the Second Floor as well as the Running Track. In accordance with the applicable construction requirements for the Project (Articles 3.2.2.24., ¿Group A, Division 2, up to 6 storeys, Any Area, Sprinklered¿ and 3.2.2.29., ¿Group A, Division 3, Any Height, Any Area¿), the Project is required to be of noncombustible construction. With the provision of fire-retardant treatment of the mass timber, as well as enhanced sprinkler and fire detection systems, and in consideration of the inherent fire-resistance of mass timber assemblies, it will be demonstrated that the level of life safety and fire protection provided for the Project will meet or exceed the intent of the applicable code requirements of the Ontario Building Code.
