Project Description

Alternative Solution - The proposed 4th floor of this building is designated as a B3 occupancy primarily due to the sleeping accommodations for clients and the nursing station for medical staff that can assist clients with minor medical care. However, the clients on this floor are not standard B3/B2 patients. The clients are voluntarily using this facility, they are not being treated for any serious medical conditions, they are sleeping in standard single beds and are not connected to any medical devices or receiving medical care/intervention. As a result, the following alternative solution is proposed to deal with the lack of a CACF room. CACF Room: this building is only 5 storeys above grade. However, due to the 4th floor height and B3 occupancy, it can fall under the requirements of a high building which include a CACF Room. Many measures have been taken to comply and improve the performance of this building, such as venting all levels through new operable windows covering >1% of the exterior wall area, and an additional measure of pressurized areas of refuge with 2-way video intercoms for communicating emergencies. The clients on the B3 floor are again not standard B3 occupancy patients. A CACF room provides very little gain in terms of safety, but compromises critical needs for space in the building that negatively impact any services that can be provided.
