Project Description

The major occupancy in the building is Group B, Division 2, Care and Treatment occupany (LTC) along with Group D, Business and Personal Services. The subsidiary occupancies include Group A, Division 2, Assembly, Group D, Business and Personal Services, Group C, Residential (family suite at Level 2 for short term stays) and Group F, Division 3, Low Hazard Industrial.With a Group B, Division 2 occupancy, it is proposed to construct the building to the requirements in OBC 3.2.2.42A. for a Group C, up to 12 Storeys, Maximum Building Area of 6000 m2, Sprinklered, Encapsulated Mass Timber Construction (EMTC). A building constructed to meet OBC 3.2.2.42A. is limited to a height of not more than 42 m as measured between the floor of the first storey and the uppermost floor level. The building area is not more than 6,000 m2 (currently 3,894 m2). However, the height of the building measured from the floor of the first storey to the floor of the uppermost storey is more than 42 m (currently 46 m).The mass timber will be fully encapsulated with no exposed mass timber in any of the resident sleeping compartments throughout the building. Approximately 33 m2 of exposed CLT is proposed within the Family room and Sunroom (located across the elevator banks on typical levels 4 - 12 of the building). It is also proposed that one column within the Family room will be fully exposed.Levels 1 - 3 will be non-combustible construction, Level 4 will be a combination of non-combustible construction and EMTC (start of EMTC beams and columns and floor slab above). Elevator shafts and exit stairs will be non-combustible construction throughout the height of the building. Levels 5 - 12 will be EMTC construction with concrete core and Level 13/roof (MPH Level) will be constructed with steel and metal deck with concrete core, Level 13 roof will be EMTC.
