Project Description

Alterative Solution to summarize the project approach to the application of Ontario Building Code (OBC) Subclause 3.1.8.8A.(2)(a)(iii) to a residential public corridor make-up air system forming a high-rise smoke control system that would qualify for exemption to waive smoke dampers at public corridor air transfer openings for the residential building to be located at 1150 Eglinton Avenue East in Toronto, Ontario. The correspondence has been prepared as an Alternative Solution Proposal as specifically requested by City of Toronto building department, as despite recent clarification changes to the OBC with respect to smoke dampers in ducts and air-transfer openings in residential public corridors as noted in Sentences 3.2.6.2.(5.1) and 3.1.8.8A.(2), the Crosstown project is subject to the requirements of the 2012 Ontario Building Code (OBC, O.Reg. 332/12 as amended to 762/20 - as read prior to January 1, 2022 - i.e., code of record), based on the date of permit application. A new edition of OBC (O.Reg 30/23) has come into force on February 28, 2023 which clarifies the intent of the relevant requirements.
