Project Description

The sixth floor mechanical floor plans/Drawing M21 were issued for permit depicting floor drains below the exterior pool area within the built-up/void space. The Ontario Building Code 7.4.3.2. (1) "Indirect connections or any trap that may overflow shall not be located in a crawl space or any other unfrequented area". Our office believes it is good engineering practice to add the floor drains to this space considering it is possible that the external elements (rains or snow), as well as, pool water can find its way into the space. In the situation that water does find its way into the space the floor drains will remove the water and eliminate the potential for additional damage. The design team will add water sensors on the floor near each drain which will be integrated & monitored by the building water leak detection system to avoid the risk of water backup from the drain prime line.
