Project Description

When completed, The Rosedale on Bloor development will consist of a 52-storey hotel and residential tower, situated above five full levels and one partial level of below-grade parking. The Rosedale on Bloor development will have a building area (per OBC definition) of approximately 1910 m2. The entire project will be provided with sprinkler, standpipe and fire alarm system, and will be of noncombustible construction. The parking levels will contain parking space, bicycle storage and service rooms. The P1 Level will also contain the hotel back-of-house (B.O.H) in addition to parking. Exiting from the parking levels of the building is provided by two exit stairs. As the building will be fully sprinklered, OBC Clause 3.4.2.5.(1)(c) requires exits to be located so that the travel distance to at least one exit is not more than 45 m. As indicated on the attached drawing markups, there are isolated rooms within the below-grade parking levels of the building where the maximum permitted travel distance is slightly exceeded. Pursuant to the allowance contained in Article 1.2.1.1. of Division A of the OBC, a time-based exit analysis has been undertaken and presented as an alternative solution. The proposed alternative solution demonstrates that the proposed design will meet the intent of the OBC, as set out by the applicable objectives and functional statements.
