Project Description
The Auberge On The Park project (Tower C) consists of a 45 storey residential condominium and 3 (three) levels of underground parking. The building will be designed in accordance with the 2012 Ontario Building Code (OBC), Article 3.2.2.42 Group C, Any Height, Any Area Sprinklered. The Alternative Solution proposal reviews the requirements of residential dead end corridors as required by Sentence 3.3.1.9.(9). In a residential occupancy, a dead-end public corridor is permitted as an acceptable solution provided that it is not more than 6 m long (Sentence 3.3.1.9.(9). However, the proposed residential 5th floor of Tower C (refer to Attachment A for floor plans) of the proposed fully sprinklered residential condominium project in Toronto, Ontario, contains a dead end residential public corridor which exceeds 6 m in overall length (approximately 9.9m). The portion of the dead end corridor of Tower C serves 5 (five) suites on floor 5 and is 9.9m in length. As such, this portions of the dead end corridor serves a very low occupant load. See Attachment A for illustration indicating the proposed dead end corridor. To address this dead end condition, it is proposed that a vestibule separated from the remainder of the floor area by a 1 hr fire separation be constructed to shorten the dead end for the remainder of the floor occupants (such that they view this less than the 6 m of the acceptable solution normally applied to residential occupancies) and enhance fire compartmentalization for these units and the public corridor. As for the occupants of the suites within the vestibule, it is to be considered that they are familiar with the floor plans and egress from their suite. On a day to day basis, the door between the main public corridor and the proposed vestibule could be held open with electromagnetic hold open devices that would release on a signal from either the corridor smoke detector or the fire alarm system (3.1.8.12.). In addition to this measure, smoke detectors will be provided within the public corridor (with one in the vestibule) at half the permitted maximum distance between smoke detectors. Also as an added measure, 45 minute fire protection rated doors (upgrade from 20 minute doors) will be provided on the suite entry doors in the dead end and for the new vestibules.We have also reviewed the NFPA 101 Standard (Life Safety Code; 2015 Edition) which permits a 15.0m dead end corridor in new apartment buildings protected throughout by an approved, supervised automatic sprinkler system (30.2.5.4.2). This project¿s dead end is less than the permitted dead end distance in NFPA 101 standard. See Attachment B for NFPA 101 excerpt. It is our opinion that since the occupant load using the public corridor is low and is comprised of individuals considered to be familiar with the floor plan and that additional measures are provided to address life safety concerns, the dead end corridors be permitted on this project.
