Project Description

REV 01: Existing ground floor brick and block exterior walls required a new stud wall framed around the perimeter of the exterior walls for insulation and additional support for the new second floor addition. Some interior dimensions and the stair had to be revised due to the stud walls encroaching into the rooms. Second floor dimensions were revised accordingly and trusses were revised to match the second storey measurements. Engineer completed an on site review of existing foundation confirming support for the second storey addition (see letter). Existing brick veneer is clad with stucco.Proposed front second storey stone veneer was changed to stucco finish. stucco carried around total house both floors. New front roof overhang between the existing ground floor exterior wall and the second floor addition added. Existing front porch new flat roof overhang with posts on existing porch slab. Side window at stairs was enlarged and spatial separation on right side elevation revised to reflect the unprotected openings. Proposed rear ground floor sliding door was eliminated and the existing window remains. Small rear deck removed as there is no door from great room.To construct a second floor addition and interior alterations to existing dwelling
