Project Description

The Boardroom / Music Room, located on the 3rd floor overlooking the 2nd floor cafe, is constructed as a 'floating' room with the north, south, and west walls of the room not terminating at the exterior walls of the building. The Study Lounge, located on the east side of the Boardroom / Music Room, also does not terminate at the west exterior wall of the building. Therefore, these walls require a vertical fire separation to provide continuity of the floor-to-floor fire separation.The north, south and west walls of the Boardroom / Music Room and the west wall of the Study Lounge will be glazed. Window sprinklers in conformance with OBC 3.1.8.18.(1) will be provided on the 'room' side of the walls to achieve the required 1 h fire separation from this side of the glazing, and on the west wall of the Boardroom / Music Room. However, there is insufficient space between the glazed walls of the rooms and the exterior walls of the building to provide window sprinklers in conformance with OBC 3.1.8.18.(1). In lieu of window sprinklers, close-spaced sprinklers located at the 2nd floor ceiling level along the slab edge of the 3rd floor assembly are proposed as a compensating measure. Ceiling sprinklers will be designed and in accordance with NFPA 13, 2013 edition. In ARENCON Inc.¿s professional opinion, the proposal to provide close-spaced sprinklers at the perimeter of the 2nd floor ceiling below the 3rd floor Study Lounge and Boardroom/Music Room will provide protection to the space above, and meets the attributed objectives and functional statements regarding the continuity of fire separations and provides the level of safety and protection intended by the 2012 Ontario Building Code.
