Project Description

The project is a multi-use residential building (Massey Tower) located at 197 Yonge Street in Toronto, Ontario. The first and second storeys of the building are proposed to contain commercial suites (Group A, Division 2 and Group E major occupancies).The fire compartment of Suite 100 is located in the northwest corner of the building and contains an interconnected floor space between the first and second storey floor areas. The north exposing building face of the compartment incorporates multiple glazed assemblies in its exterior walls as part of its architectural design. The area of glazed openings proposed for the north exterior wall of Suite 100 exceeds that permitted for the exposing building face of the fire compartment.It is proposed to protect the glazed openings of the suite by means of an alternative solution so that the area of unprotected openings is below the percentage permitted. The mitigating features of the alternative solution consist of closely-spaced sprinkler protection of the openings in the exterior wall.
