Project Description
Drain - To alter the existing lawful-nonconforming one-storey single-family residential building by constructing a front concrete porch with a cold room below; a rear ground floor wood deck; a rear basement walkout; a rear two-storey addition; and full second storey addition to facilitate the conversion to a two-unit residential building. The ground floor will be a live-work unit in conjunction with the basement.. Further, to demolish the existing rear detached garage and to create two parking spaces at the rear of the property. REQUESTED PERMISSION: The property has lawful-nonconforming status under the Planning Act, as the residential building, existed prior to the passing of the Zoning By-law, which does not permit the said use in a C zone. Any change of use, alterations or additions to the building requires the permission of the Committee of Adjustment.
