After your permit is issued, inspections ensure the work meets code. Here's what happens at each stage.

Never cover up work before it's inspected. If you drywall over uninspected framing or plumbing, the inspector can require you to remove it at your expense.
How to Schedule an Inspection

Option 2: Online Portal
Book through the City of Toronto inspection portal.
Timing: Book at least 2 business days in advance. Inspections are scheduled in morning or afternoon time windows.
Inspection Stages Explained
Footing/Foundation
When: Before pouring concrete
What they check: Excavation depth, footing forms, rebar placement, drainage
Framing
When: After framing, before insulation/drywall
What they check: Wall layout matches plans, headers, joist hangers, fire blocking, nailing patterns
Plumbing Rough-In
When: Before walls are closed
What they check: Pipe sizing, venting, connections, water pressure test
Electrical Rough-In
When: Before walls are closed
What they check: Box placement, wire sizing, grounding, panel capacity
Insulation
When: After insulation, before drywall
What they check: R-values, vapor barrier, air sealing, proper installation
Final Inspection
When: After all work is complete
What they check: Everything finished per plans, smoke/CO detectors, fixtures working, egress windows operational
How to Prepare for Inspections
- Have permit posted and visible on site
- Keep approved drawings on site (In 2026, inspectors often expect digital plans on a tablet or clear high-resolution printouts)
- Clear access to all areas being inspected
- Work must match plans exactly (or get a revision first)
- Someone must be present to let the inspector in
What If You Fail an Inspection?
Don't panic. Failed inspections are common and usually fixable:
